Life in the Super Prime World of Real Estate

To one person, a 10 million dollar deal is a normal day at the office; whereas to someone else, landing a $100k deal is life-changing. In essence, numbers are subjective, as it’s a matter of perspective.

Going beyond the numbers, I’ve known homeowners who live in the opulent, multi-million dollar mega-estates located on 17 Mile Drive, which boast 180-degree views of the Pacific Ocean and famed golf links (where superstars like Tiger Woods, Scottie Scheffler, Rory McIlroy, and others have played).

Here’s what I can tell you about these people – they’re discerning and have high standards, but are often surprisingly normal. They go to the same schools, restaurants, hotels, and country clubs as those of us growing up in the “normal” luxury homes nearby. What might even shock you about some of these uber-rich people is that they’re hardworking, kind, and humble – which contradicts how ultra-wealthy people are often depicted.

I think it’s important to note this, as there’s generally a misconception about what it’s like living in an elite destination, especially one where ultra-luxury properties are sold.

When it comes to luxury homes, and for that matter, super prime properties (which list for $10M+), the concept of price vs. value gets a bit blurred. You’re no longer comparing apples to apples. If anything, it can be likened to discovering a timeless treasure.

As the price increases, it becomes an evaluation of the rarity and exclusivity of the property rather than just a conversation about square footage. Naturally – an unbelievable setting, spectacular views, world-class amenities, and outstanding design features are at the core of what determines the price, which inherently makes it valuable to the buyer.

While the higher cost of living and interest rates are impacting the average homebuyer, the luxury and ultra-luxury markets aren’t as affected as one might expect.

As reported this week by LinkedIn News, “The U.S. housing market is slowing and many potential buyers have been sidelined, save for one well-heeled cohort: buyers of luxury homes paying cash, Bloomberg reports. Properties worth over $1 million were the only category that saw a sales increase in June, per the National Association of Realtors. Affluent buyers are able to avoid taking out mortgages, sidestepping the interest rates near 6.9% that are deterring others from entering the market. They’re funding their purchases with robust stock portfolios, sales of long-held properties and generational wealth. The demand is also boosting luxury homebuilding.”

While he’s successfully sold billions of dollars worth of properties, that’s not what stood out to me most. It was his seemingly down-to-earth, amiable demeanor, unparalleled work ethic, and his ability to stay grounded and level-headed during drama and conflicts (that arose on the show). Not to mention – I was impressed with the professional style and understated elegance of his team as well.

In learning more about Daniel’s background, it seems as though he’s not only a master at personal branding (which is essential to becoming successful as both a real estate super agent and as an entrepreneur), but that people in his network also enjoy working with him.

In this day and age, good character, integrity, and the ability to deliver on promises are innate traits that every leader should ideally possess, in my perspective. So, when I see people who exude these exemplary qualities, both on-screen and off, I think they deserve to be celebrated and recognized.

To me – success encompasses more than just financial accomplishments and notable achievements. CLP: What daily routines and mindset practices do you credit for maintaining your high level of success and overcoming challenges in the competitive world of luxury real estate? 

DD: “Working to a tempo is undervalued. When you work that way, you cover more ground, and it becomes natural. Let’s say you’re a sports person, you’ll train a lot. And you’ll get used to running the 400 meters whereas other people don’t. Our business is about covering ground, speaking to people, and engaging with people. You must be physically and mentally fit to do that. Remaining consistent with that tempo is very important.”

CLP: Your agency represents some of the most luxurious properties in London. Can you describe the types of homes you often deal with and what features make them stand out? 

DD: “What sets us apart here are the historical buildings, we often deal with beautiful stucco-fronted detached homes that were built in the 1800s, red-brick mansion blocks, and Victorian homes with carriage driveways. These homes have meticulously designed interiors, highly technical cinema rooms, and wonderful gardens where it’s quite common to find an underground pool, which might also have spa facilities – the build quality is just immaculate here in the UK. We also have these unbelievable apartments in new developments which are ideal for the ultra-high net worth individuals that might not be living here all year round, and therefore don’t want to maintain a house so it’s just a base in London that allows them to enjoy the city and all it has to offer.

CLP: What are your high-end clients seeking in properties today? Have you noticed any new design trends, such as wellness features like at-home saunas, cold plunges, or living walls? 

DD: “Yes, health and wellness are up there as a priority for what our clients are looking for in their homes because they don’t want to do this in a group setting. So, we’re seeing them requiring spaces for their personal chefs, nutritionists, fitness instructors and of course, these spaces are kitted out with the newest technologies.”

CLP: Building a positive workplace culture is crucial in any business. How do you manage office politics and ensure your team rises above conflicts to create a collaborative and productive environment?

DD: “You have two options. There’s the aggressive approach like in the way Barbara Corcoran does, which I thought was really interesting, where if two people have an issue and they cannot find a middle ground, you simply say ‘We don’t have room for both of you, so if you’re interested in getting on with one another, I think that should be more of a motivation’. Thankfully I haven’t gotten that far yet. But the way I prefer to work is recognizing that the people you work with are a string to your bow and a feather in your cap, you must keep people on your side. So, you do more for other people and therefore other people do more for you and I’m a huge advocate for collaboration over competition.

CLP: Outside of real estate, what passions and hobbies do you pursue? How do these activities influence your professional life and success?

DD: “Football will always have a special place in my heart and I credit a lot of my success to the determination and resilience that I learnt on the pitch when I was growing up. I still like to play when I can and I do feel a lot stronger, mentally and physically afterward, even if I am a little more out of breath than I used to be.

CLP: What advice would you give to aspiring entrepreneurs looking to make their mark in the luxury real estate market, especially in terms of building a brand and creating lasting success? 

DD: “I’ve noticed that there’s an army of young people who want to become real estate agents and the freshness that these individuals are bringing is exciting. It’s like the tide has turned and it’s becoming a job of desire rather than necessity but with that brings a responsibility to carve out a new way of thinking in what has previously been a very traditional industry. With the advancement of the internet and AI, knowledge will soon become democratized, so in order for us to keep up with the way things are changing it’s going to be key to build a strong personal brand as this is something that will set you apart from the rest and … never be replicated.

CLP: You’ve worked with some of the wealthiest and most influential people. Can you share any memorable stories about your clients and the unique requirements or requests they’ve had when purchasing a property? 

DD: “I had a client ask me to meet them in mainland Europe with very little notice. I jumped on a flight, I got to a certain location and realized I was going to be late for the meeting, so I jumped in a helicopter and then got a driver and managed to only be 2 minutes late – real James Bond-style. They can sometimes be quite demanding, but I love them, and they love me back.

CLP: With such a demanding career, how do you balance your professional responsibilities with your personal life? Do you have any tips for maintaining a healthy work-life balance? 

DD: “I work long hours and speak to a lot of people throughout the day, which can be quite physically and mentally exhausting, but I trust in myself when I know it’s time to switch off in the evening and recharge for the next day. There really is no secret to this, you just must listen to your body.

CLP: What are some of your favorite features in the luxury properties you’ve sold? Are there any design elements or amenities that particularly stand out to you? 

DD: “I really notice and appreciate build quality and design, levels of specification, how people get the right layouts correctly, when someone buys a property that faces the right direction on the right floor as opposed to just listening to what everyone else says. You start to admire the different things that are generally mass-market values.

CLP: For those looking to experience the luxurious side of London, what advice would you give them? Are there any exclusive events, venues, or activities they should not miss? 

DD: “There’s always something quite exciting happening in and around the city. We’ve recently hosted one of the biggest tennis tournaments in the world at Wimbledon, in May the streets and shops were decorated with incredible floral displays for the Chelsea Flower Show, head to the river on a weekend and you might catch a boat race or a park where a polo game being played. These are the places that my clients are hanging out at.
